Job Description

  • Responsible for overall control of the day-to-day management , maintenance , security , health and safety of the entire building.
  • Oversee all tenancy administration matters, including but not limited to inter-tenancy works, tenants fitting-out/reinstatement works, enforcement of tenancy obligations, rent arrears management etc.
  • Plan, budget and monitor building's operating/capex expenses to ensure expenditures are kept within approved budgets.
  • Represent the building owner to liaise with all government authorities and external agencies on property management matters, manage requests and handle correspondence / feedback from tenants and external parties on daily operations matters.
  • Lead and supervise a team of building and M&E staff to provide of quality property management services to ensure high level of customers' satisfaction.
  • Plan and organize events, programmes and activities etc. to enhance tenants' engagement and promote good landlord-tenant relationships.
  • Decorate the building timely for festive seasons such as Christmas and other appropriate festivals as may be instructed.
  • Conduct surveys on service quality delivered to tenants once every two years with the view to improve the quality of service
  • Monitor the expiry of all term contracts, initiate timely renewals of contracts well before expiry and preparation of relevant tender documents
  • Evaluate tenders/quotations received and make recommendations for the award of term contracts.
  • Oversee and review performance standards of all contractors, ensuring compliance with government regulations, contractual specifications and quality standards, health and safety performance and environmental sustainability.
  • Prepare and submit monthly report to Asset Owners.
